There are currently 28 lots that are rented, two lots that receive free rent for services provided to the park, 6 mobile homes that are vacant and the store, barn and homeplace are also vacant. The Purcell Estate only owns the home that is on lot 45, all other homes are owned by the tenants. The park is on county water provided by Monroe County Water Authority, Central GA EMC and private on site septic systems.  Lot rent is $255.00 per lot and includes water, garbage service and common area electricity. Each home is individually metered for electricity. SALE SITE:   The auction will be held at Homewood Suites, 1514 Bass Road, Macon, GA  on Thursday, August 17, 2023 @ 700 P.M.


TERMS OF SALE:  The successful bidders will pay an earnest money deposit equal to ten percent (10%) of the purchase price with the balance due by September 22, 2023 at closing.  Molly Watson with Haygood, Lynch, Harris, Melton and Watson located at 87 N. Lee Street in Forsyth will be the closing attorney.


BUYERS PREMIUM: All real estate sold at this auction will be sold with a 10% buyer’s premium fee. The bid amount plus the buyer’s premium equals the final purchase price. For example: A $10,000.00 bid plus the $1,000.00 buyer’s premium fee equals the final purchase price of $11,000.00.


CLOSING COSTS:  The 2023 real estate taxes will be prorated.  The Purchaser shall pay for any title exam fee, title insurance premium or attorney’s title opinion, deed preparation, loan closing costs, appraisal fees, recording charges and any and all other costs associated with closing this transaction.  The property sells with NO LIENS, NO BACK TAXES, and INSURABLE TITLE. 
SURVEY:  The property will sell by existing deed and survey.
